Commercial Flat Roofing in Fort Lee, NJ. Skyline Construction Group. Serving Wood Ridge, West Milford, Caldwell and northern New Jersey.
Flat roofs do not shed water, they hold it and drain it, so everything depends on the drainage and the seams. The two things that end a flat roof are ponding, where water sits in a low spot long after the rain stops, and seams that have opened up. Both are visible from the roof and neither is visible from inside until there is already a stain on somebody's ceiling.
We work on TPO, torch down modified bitumen, and liquid applied silicone coatings. Which one is right depends on what is up there now, how much traffic the roof gets, and whether the building can be shut down for the work or has to stay open. A silicone coating over a sound existing roof is a real option and a fraction of a tear off. Over a roof that is already wet underneath it is a waste of money, so we check the substrate before we recommend it.
Rooftop units, curbs, drains and pitch pockets are where most commercial leaks actually start. Those get detailed properly or the field does not matter.
What the work covers
- Roof survey including drains, seams, curbs and rooftop units
- Moisture check on the existing substrate before any coating is recommended
- TPO, torch down or silicone coating, whichever suits the building
- Drain and scupper work so water actually leaves the roof
- Flashing detailed around every curb, pipe and unit
- Work scheduled around the business, including nights and weekends
The order we do it in
-
Survey
We walk the roof, photograph the problem areas and check whether the deck under the membrane is dry.
-
Options in writing
You get the repair option and the replacement option with what each one buys you, not one number and a shrug.
-
Scheduling around you
We work around opening hours. Occupied buildings, tenants and deliveries get planned for before we start.
-
Install
Membrane or coating goes down, then every penetration, curb and drain gets detailed by hand.
-
Water test and handover
We flood test or run the drains, walk the roof with you, and leave the roof clear.
Things people ask us
Can you coat a flat roof instead of replacing it?
Sometimes, and it saves a lot of money when it is the right call. A silicone coating needs a roof that is structurally sound and dry underneath. If there is trapped moisture in the insulation, a coating seals it in and the deck keeps rotting. We check before we recommend it.
What is ponding water and does it matter?
Water that is still sitting on the roof more than a day or two after rain. It matters because it finds every seam and it accelerates the breakdown of the membrane. Usually it means a drain is undersized, blocked, or in the wrong place, and that is fixable.
Do we have to close the business while you work?
Almost never. Flat roof work happens above the ceiling and we plan access, deliveries and noisy work around your hours.
