Flat roofing, membrane systems and rooftop work
Flat roofs do not shed water, they hold it and drain it, so everything depends on the drainage and the seams. The two things that end a flat roof are ponding, where water sits in a low spot long after the rain stops, and seams that have opened up. Both are visible from the roof and neither is visible from inside until there is already a stain on somebody's ceiling.
We work on TPO, torch down modified bitumen, and liquid applied silicone coatings. Which one is right depends on what is up there now, how much traffic the roof gets, and whether the building can be shut down for the work or has to stay open. A silicone coating over a sound existing roof is a real option and a fraction of a tear off. Over a roof that is already wet underneath it is a waste of money, so we check the substrate before we recommend it.
Rooftop units, curbs, drains and pitch pockets are where most commercial leaks actually start. Those get detailed properly or the field does not matter. Flashing is detailed around every curb, pipe and unit, and drain and scupper work is part of the job so water actually leaves the roof.
